What can you expect from your Harcourts Kiama Property Manager?



At Harcourts Kiama we firmly believe that communication is the key to successful property management. Your Harcourts Property Manager will communicate regularly with you to discuss your needs and keep you abreast of your property and tenants. You can also expect a prompt response to resolve any maintenance matters.



We understand the importance of presentation and marketing because we know this will attract the best quality tenants and maximise returns for our clients. This includes professional photography, and marketing properties to the right target markets.

You can expect:

  • Comprehensive listing notes for your property.
  • Professional photographs will be taken and an advert created.
  • Your property will be listed on all the real estate web sites that we subscribe to, and on social media where appropriate.
  • We will contact our database of prospective tenants to help lease your property in the shortest time period.
  • Viewings will be scheduled of your property to all prospective tenants until your home is rented. (Subject to access provided to us by any current occupant)
  • A "For Rent" sign will be erected (if possible) on your property at time of listing.



You can expect:

  • All applications will be subject to:
    • A check on the appropriate tenancy databases
    • Verification of applicant's former renting references.
    • Verification of the applicant's employment.
  • All potentially suitable applications will be submitted to you for approval (unless instructed otherwise).
  • Your property will be let for the asking amount of rent. (As outlined in your management agreement with us). Your property will not be let at a lower amount, without first obtaining your permission.
  • The tenancy agreement will be properly completed and executed, and tenants’ responsibilities and obligations explained in detail
  • All appropriate ingoing costs will be secured from the tenant.
  • The tenants will only receive the keys to your property once the rental applicant process has been approved, agreements signed and bond received.
  • The bond will be lodged in accordance with the legislation.
  • A copy of the tenancy agreement will be provided (if requested).
  • Regular contact and feedback throughout the process.


Rent Collection

You can expect:

  • A zero tolerance on rent arrears, which we outline clearly to all tenants when they are signing their tenancy agreement.
  • Rent payments will be processed daily.
  • All late rent payments will be promptly followed up in accordance with our management agreement.
  • We will make recommendations and seek your instructions, should termination of the tenancy be an option.
  • You will be kept informed throughout the legal process, should termination be necessary.
  • An annual financial summary will be provided at the end of the financial year.


Property Inspections

You can expect:

  • A comprehensive Property Condition Report containing photographs, prior to the property being occupied.
  • Regular routine inspections and a written report with photographs. At these routine inspections we will report to you any repairs or preventative maintenance that may be necessary
  • A comprehensive property inspection when the tenants vacate.



You can expect:

  • Nett proceeds of your rental income will be deposited into your nominated bank account as per your management agreement.
  • Copies of invoices for any repairs required at your property will be provided if requested.
  • All property outgoings as agreed on your behalf will be paid prior to the due date (subject to the availability - of funds).


Maintenance and Repairs

We expect that property owners will undertake recommended repairs to their rental property in order to preserve the value of the property, meet legislative obligations and maintain a positive relationship with the tenants. At Harcourts, we prefer tenants to submit all maintenance requests in writing.

You can expect:

  • Repairs will not be undertaken to your property in excess of your nominated amount, without first obtaining your approval. NOTE: This excludes emergencies and repairs that are required to be rectified by law.
  • A tradesperson will be contacted within a timely manner for non-urgent repair requests.
  • Any urgent repair requests will be attended to promptly.
  • Only properly licensed, experienced and insured tradespeople will be engaged to work on your property.
  • We use a team of reliable, trustworthy tradespeople who have proven themselves to do quality work at reasonable prices.


Tenancy Renewals

You can expect:

  • A review of the tenancy agreement for your property in advance of its expiry, advising of current rental market conditions.
  • A tenancy agreement will not be renewed without your express written permission unless stated in the management agreement.
  • You will be advised of any tenants not planning to renew their lease.
  • Vacancies will be minimised by promptly acting on vacate advice.
  • Proactive management of the tenancy agreement renewal process.


Rent Review

You can expect:

  • Regular rent reviews in accordance with the current legislation to ensure you receive the highest rent possible.
